Applies to: Kestrel Barn & The Old Cider Mill

These terms and conditions form a contract between the owner of Kestrel Barn and The Old Cider Mill (referred to as “the Owner”) and you, the Guest. The Owner is responsible for ensuring that both properties comply with all current health and safety regulations.

Payment Details

Bookings must be made using the booking form, and a non refundable deposit of 25 percent of the total rental charge is required to secure your booking. The remaining balance, along with a refundable damage deposit of £500, must be paid 8 weeks prior to the start of your stay.
If a booking is made less than 8 weeks before the holiday start date, the full rental amount and the £500 damage deposit are due at the time of booking.
Payments should be made via bank transfer to Sugar Lump Properties. Please use the property names and check in date (KB or OCM Check in date) as the payment reference.

Failure to make the final payment on time may result in your booking being cancelled and the property being made available to other guests. A booking becomes legally binding upon receipt of both the completed booking form and the deposit payment.

Arrival and Departure

Check in from 4:00 PM on the day of arrival.
Check out by 10:00 AM on the day of departure.
Please vacate the property promptly, as our cleaning team will arrive at 10:00 AM. Ensure all belongings are removed and the cleaners have full access.

Breakages, Damages and Security Bond

Guests agree to leave the property in a clean and tidy condition.
A £500 security deposit is taken for each booking.
This covers damage, repairs, replacements, or excessive cleaning.
Please report any breakages or faults immediately.
Guests are liable for any damage (excluding reasonable wear and tear) unless covered by the Owner’s insurance.
If no issues are found, deposits will be refunded within 14 days of the end of your stay.

Occupancy

The number of guests must not exceed 12 people per barn.
Notify us if additional guests will be staying overnight.
No large same sex groups without prior agreement.
Use of external services (for example chefs or catering) must be pre approved by the Owner.
Maximum occupancy rules apply to each barn individually and must not be exceeded.

Dog Owners

Pets must not be on furniture or in bedrooms.
Guests are liable for any pet related damage or deep cleaning.
No untrained or chewing puppies unless pre approved and crated or kenneled.
Dogs must not be left unattended.
Bring your own pet bedding and bowls.
Baby gates are available on request.

Hot Tub Use

One hot tub towel per guest is provided.
Shower before entering and tie up long hair.
Limit sessions to 30 minutes to avoid overheating.
Always supervise children.
Rinse swimwear after use.
Handle the hot tub cover carefully; use the folding pole to avoid damage.
Keep the cover closed and latched when not in use.
Quiet hours start at 10:00 PM. Close doors and limit noise.
On same day changeovers, the hot tub water may not be fully heated until late evening.

BBQ, Pizza Oven, Logs and Fireplace

One basket of logs, kindling, and firelighters is provided for the log burner in autumn and winter.
Pizza oven use includes logs for one night from April to September at Kestrel Barn.
Please bring your own charcoal for the BBQ.

Cancellation and Insurance

If either Kestrel Barn or The Old Cider Mill becomes unavailable due to circumstances beyond the Owner’s control such as fire or storm damage, all payments will be refunded in full, but the Guest shall have no further claim.
Guests are strongly advised to take out holiday insurance to cover cancellation, illness, or other unforeseen events.
The Owner reserves the right to cancel or refuse bookings if a guest behaves in an aggressive or antisocial manner or causes disruption to nearby residents.

Smoking

Smoking is not allowed inside either property.
Outdoor smoking is permitted but cigarette waste must be disposed of properly.

Parking

Up to 6 cars are allowed on the driveway at each property.
If bringing more than 6 cars, notify us in advance.
Do not park on lawns, outside gates, or on the shared driveway.

Cleaning

Both barns are professionally cleaned before your arrival.
Before leaving, guests are asked to empty all bins, fridges, and dishwashers, clean cookers, hobs, and all kitchen appliances, move furniture back to where it was on check in, and leave the property in a clean and tidy state.

Bins and Recycling

On departure, place all waste outside the front doors. Use recycling bags from the utility room and crates for glass.
Recycling for plastic, tin, and cardboard is collected every Sunday, so please move bags to the end of the shared drive on Sunday evening.
Glass will be collected after your departure.

Quality and Liability

All descriptions of Kestrel Barn and The Old Cider Mill are given in good faith and believed accurate at the time of publishing.
The Owner cannot guarantee complete accuracy or accept responsibility for changes or unmet guest expectations.
The Owner will make every effort to maintain the property and ensure all equipment is in working order, though no liability is accepted for temporary failures or delays in repair. Issues will be resolved as promptly as possible.
